Septic

Septic is sized off bedroom count and soil, not off what you would like to spend. On a tight lot it is the constraint that decides whether the project works at all.

How the size is determined

Design flow comes from the number of bedrooms, with conditioned square footage becoming the controlling factor only on larger homes. A manufactured home is treated the same as a site-built home of the same bedroom count — there is no separate, smaller standard because the structure arrived on wheels.

That flow figure, combined with the soil class, determines how much disposal area the system needs. Soil is the variable that moves the number hardest.

Soil class drives everything

Soils are classified by texture and how readily they accept water. Sandy and loamy soils absorb well and need less area. Clay soils absorb poorly and need substantially more. Rocky ground may not support a standard system at all.

This is why two identical homes on two parcels a mile apart can carry very different septic costs, and why nobody can quote a system from the house plan alone. A site evaluation comes first.

What surprises people

Changing the system type does not shrink the disposal area much. What differs between conventional, low-pressure dosing and drip is which soils each is legally allowed in and how the field packs onto the lot — not a large reduction in the area required.

System types, plainly

Conventional gravity. Simplest, fewest moving parts, no state-required maintenance contract. Needs suitable soil and enough area.

Low-pressure dosing. Distributes effluent under pressure for more even loading. Works where gravity will not, still without an aerobic system’s ongoing contract obligation.

Aerobic with spray or drip. Treats before disposal, which lets it work on sites where the others cannot. Both spray and drip are aerobic — they are dispersal methods, not separate categories. Aerobic systems carry ongoing maintenance and reporting obligations, and some counties require a maintenance contract on file and reports on a fixed schedule.

If the land supports conventional or a no-contract alternative, that is what we would rather build. It costs less to own.

Small lots

A small lot can run out of room before anything else goes wrong. Take a 5,000 square foot lot with typical setbacks and a modest home on it: after setbacks and the home footprint, and after required separation from property lines, structures, the driveway and any water line, the contiguous area actually available for disposal can fall well below what a three-bedroom home needs in poorer soil. At that point no system fits, regardless of budget.

We see this most often on older lots in lake communities. It is worth checking before you buy, because it is not fixable afterward.

Acreage does not always exempt you

State rules exempt some single homes on tracts of ten acres or more from septic permitting, subject to conditions. Several counties in our area have adopted stricter rules eliminating that exemption locally — permit and inspection required at every tract size. Check your county before assuming acreage solves it.


Common questions

Does a manufactured home need a smaller septic system than a regular house?

No. Sizing follows bedroom count, and a three-bedroom manufactured home is treated the same as a three-bedroom site-built home.

I have twenty acres. Do I still need a permit?

Possibly. The state exemption for large tracts has been eliminated by local rule in several counties in this area. Confirm with your county rather than assuming.

Can I get a cheaper system by choosing a different type?

Usually not much. Soil class and bedroom count set the required area, and that requirement does not change dramatically between types. What changes is which types your soil legally allows.

Why do I need a site evaluation before a price?

Because soil determines the size and the type, and soil cannot be read from a map with enough confidence to design against.

Is drip better than spray?

They are both aerobic dispersal methods, so the treatment side is the same. Drip disperses below grade and packs differently on tight or irregular lots; spray covers area above grade and carries setback consequences of its own. The lot usually decides.
