Before you buy

Driveway and culvert

Access has to be built before almost anything else can happen.

The driveway and culvert are early, not late. Septic equipment, the delivery rig, and in some counties the addressing site visit all have to reach the site.

Requirements vary: some counties charge nothing, some charge a flat fee, some install it themselves by the foot. Specifications for pipe diameter, length and slope are set locally, and the precinct commissioner may adjust them for your site. Trenching or boring in a county right-of-way can be a separate permit.

In some jurisdictions, driveway or culvert approval is tied to approval of another permit. Ask about that connection specifically before you assume you can sequence around it.
