Before you buy

Easements and rights-of-way

Lines crossing your land may not be able to serve it, and easements can limit where you build.

An easement across your parcel gives someone else the right to use part of it. Utility easements commonly carry lines serving other properties, and their presence does not entitle you to connect.

Easements also constrain your own site plan. You generally cannot build a structure, a septic field, or in some cases a driveway within one. On a small parcel, an easement running through the middle can eliminate the buildable area entirely.

Verify through the title commitment. Ask for the recorded documents themselves, and plot them against the survey before you assume where the home goes.
