Soil and septic feasibility

The soil decides the system, and the system may not fit.

Soil class determines how much disposal area a system needs, and bedroom count determines the design flow. Poor soils need substantially more area. Rocky ground may not support a standard system at all.

On a small parcel, run the arithmetic before buying: subtract setbacks, the home footprint, the driveway and required separations, and see what contiguous area is actually left. On a tight lot in poor soil, the answer is sometimes that nothing fits.

Also confirm whether your county has eliminated the state’s acreage exemption. Several in this area have — permit and inspection required at every tract size.
