What should a complete quote include?

Site work, access, electric, water, septic, delivery and set, and finish. A quote missing several of those is incomplete rather than cheaper.

What is the biggest cost surprise?

Site work first, electric line extension second. Both depend on the land rather than the home.

How long does the whole process take?

Plan in months. Individual permits have short clocks, but the septic cycle and the utility’s construction schedule set the real pace and neither publishes a guarantee.

What can I do to speed it up?

Verify service, water and soil before closing on the land, and get the driveway and address early. Most lost time comes from steps done out of order.

Are permit fees a big part of the cost?

No. They are generally in the hundreds. The work is what costs money.
