How high does the pad need to be?

High enough that water leaves on every side and keeps leaving after the fill settles. In a flood zone, the finished floor also has to meet the required elevation, which in one county here is three feet above base flood elevation.

Do I need a retaining wall?

Usually not. Most bad grade can be resolved with fill and shaping. Walls become necessary on steep sites or against a cut that will not hold, and above a certain height they need engineering.

What makes a setup inspection fail?

Most commonly inadequate fall away from the home, poorly placed or uncompacted fill, footings sized without regard for soil bearing capacity, and finished floor elevation short of the requirement.

Why does my home need re-leveling so often?

Almost always the pad or the drainage. Re-leveling treats the symptom; if water is still reaching the crawl space, it comes back.

Can the delivery reach my site?

That has to be checked before scheduling. It needs frontage, a driveway that carries the weight, turning room and vertical clearance the whole way.
